We are currently seeking a Commercial Roofing Project Manager to join our team in Nashville, TN.

Position Overview

The Project Manager is responsible for overseeing roofing projects from start to finish — including estimating, scheduling, operations, and client communication. This role ensures that all work is completed on time, within budget, and in full compliance with project specifications, company standards, and best roofing practices.

The ideal candidate is highly organized, detail-oriented, and skilled at managing multiple projects while maintaining strong relationships with clients, vendors, and internal teams.

Key Responsibilities

  • Review and interpret project contracts, specifications, and plans to fully understand scope and company responsibilities.
  • Identify and address any deviations from project requirements or schedules.
  • Prepare accurate estimates using blueprints, specifications, field measurements, and inspections.
  • Conduct field visits to gather measurements, photographs, and other data needed for proposals.
  • Submit detailed and professional proposals to clients.
  • Communicate effectively with owners, architects, engineers, general contractors, and property managers.
  • Lead and participate in project meetings, including pre-bid, start-up, and progress reviews.
  • Develop and manage project budgets, submittals, purchase orders, material lists, and manpower schedules.
  • Oversee job site safety and conduct pre-job safety analyses.
  • Track and manage job costs, budgets, and change orders to ensure profitability.
  • Manage project closeout activities, including final documentation and warranty submissions.
  • Negotiate and execute subcontractor agreements.
  • Prepare month-end work-in-progress (WIP) and cost-to-complete reports.

Qualifications & Experience

  • High school diploma or equivalent required; degree in Construction Management or related field preferred.
  • Minimum of 3 years of experience in commercial roofing or construction project management.
  • Strong organizational, analytical, and problem-solving skills.
  • Proven ability to manage multiple priorities with attention to detail and follow-through.
  • Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint, Project); experience with project management software preferred.
  • Knowledge of roofing materials, systems, and installation methods.
  • Strong communication and negotiation skills with a high level of professionalism.
  • Valid driver’s license and ability to travel to job sites (approximately 50% of the time).
  • Comfortable working at heights and lifting up to 50 pounds when required.
